"Traffic issues, a lack of parking ..." These are the kinds of BS objections people around here have raised every time a lower or mixed income or mixed use building has gone up over the past few years, and despite these fears never coming to fruition, afaict, they keep getting raised again and again.

On the other hand, calling $300k (reported starting price) homes "affordable housing" is a pretty big stretch. Maybe more affordable for *that* affluent exurb ... Anyway, Chappelle has burned through any benefit of the doubt - that's what being a professional asshole will get you - but I've yet to see a news story on this that delved deeper than clickbait cut-n-paste "Chappelle doesn't like poor people" headlines. From what I understand his main objection was not the idea of "affordable" housing but housing designed to attract more people like *him*, people with money that want to move or retire to a quaint blue town (pop. 4000) about 30 minutes outside of friggin' *Dayton* in the middle of red Ohio. And afaict, the development (single family homes) is still going forward, just in line with what had previously been agreed to rather than a more ambitious cash grab of duplexes and townhouses couched as "affordable housing." Like, I don't think we're talking Section 8 here.

The rest of the development is going ahead, just not the affordable housing part. The houses going up are $300k not the proposed affordable ones.

Where did you see a proposed price on the "affordable" homes that got scuttled? Because I haven't seen that. (Not saying you're not right, just reemphasizing that I have seen very little actual reporting on this story).

They symbolically dangle out the prospect of affordable housing (and I think I did see they all but literally did this in the plan, offering a plot of land that could *potentially* be used by the town for affordable housing at some undetermined point in the future) while making bank off the bigger lots/homes.

I didn’t see a number on the affordable ones but the 150 single family homes are the $300k ones. That would, by necessity, make the cancelled affordable homes less than $300k.

Developer cynicism is correct but irrelevant here. The entire project didn’t get cancelled, just the townhomes/condos. The developer dangled affordable living and Dave & Co. got mad that the village council might make them a reality.

Probably a topic for another thread, but: a combination of economy of scale and some baseline necessities means that smaller houses are not proportionally cheaper. If it has to have plumbing and electricity and hvac and a kitchen it's going to cost a chonk to build. Adding square footage is more costly but it's not linear. It may be the case that a 3,000 sq ft house costs twice what a 1,500 sq ft house costs, but other factors are at play.

In my neighborhood there is a tax structure that incentivizes developers to set aside x percent of units as "affordable" so that x percent can be market-rate. But the housing is (or supposed to be) all constructed at the same time by the same developer, comparable in quality, and all up to code. hence

If I read the proposal right, the original plan was 143 single family homes, but the abandoned plan divided those homes between single-family and duplexes/townhomes, starting at mid-$200k (categorized as "high & moderate-income for sale + affordable types"), with, yes, "donated land for affordable housing."
